Job Summary:
Responsible for completion of appraisal reports, building financial models in Argus Enterprise, determining valuation methodology, finalization and primary certification (sign-off) of appraisal and /or consulting reports.
Key Responsibilities:
Independently performs all types of property (land & building) inspections for the purposes of validating site specs/surveying the building or land (building type, description, land use etc.), taking measurements, photos etc. to be used in client reports
Independently builds financial models using Argus Enterprise to build quantitative analysis in order to generate valuation models for various methodologies
Applies the Income Approach to analyze a property’s future cash flow and net present value. Extensive analysis of potential, effective and net operating income, operating’s expenses, and capitalization rates is required
Applies the Comparison Approach to derive a value indication for a property by comparing similar properties that have recently sold. Identifies appropriate unit of comparison and makes adjustments based on relevant market derived elements of comparison
Applies the Cost Approach to derive a value based on the comparison with the cost to build a new or substitute property and make adjustments for depreciation; applies understanding of building age, condition factors
Authors, reviews and signs off on appraisal reports using SME practitioner knowledge and expertise
Review work of junior staff and all materials/market info prepared as it relates to the property under review in the report for accuracy and completion: qualitative & quantitative analysis as well as all tables and exhibits; ensures right market intelligence was used in analysis; signs off on final client materials
Contributes towards and authors small market studies upon client request
Coach, train and teach junior staff on technical appraisal knowledge and Altus processes & practices
Regularly communicates with clients to gather information, manage ongoing relationship and resolve issues; Escalates issues to next level of management as required
Key Qualifications:
Experience specifically in commercial appraisal/retail real estate valuation & advisory consulting
Excellent knowledge of the commercial real estate industry, market dynamics and appraisals/valuations
Have or be able to build a network of real estate market contacts to keep up to date with the latest lease and sale comparable deals
Exceptional quantitative and analytical skills: specifically, financial modeling in Excel and ARGUS Enterprise
Excellent written communication skills in order to complete comprehensive appraisal and consulting reports
Project management in a professional services environment: knowledge of project management approaches in order to manage multiple client projects simultaneously while delivering client work on time and on budget
Good verbal communication & interpersonal skills: applies practitioner knowledge and understanding of the market to start to further develop client relationships to build a book of business associated with their personal brand and expert knowledge
Valid drivers' license and a clean driver’s abstract
Undergraduate/Bachelor degree required; degree in Real Estate, Business/Commerce or Economics preferred
Minimum 5 years of relevant experience in commercial real estate industry
Accredited Appraiser Canadian Institute (AACI) designation in good standing or within 18 months of completion
Argus Enterprise experience is required, and certification is preferred
